Just Sold at $482,000

These sellers at our listing on Saginaw initially contacted us over a year-and-a-half ago. James and his wife had invested in a home here several years ago because they knew it was a good idea with the way Fresno and Clovis has been growing. They were both born and raised in the United States, but they had been living and teaching in China for several years and had planned to fly back to the U.S. in June 2020 to sell their home then move to Thailand and continue to teach and retire there.
Well....COVID hit, and they could not fly back to the U.S. from China. S0... we waited a year wondering what the market and what the restrictions would be. We checked in with them monthly and gave them market updates over several months. The state of the market in 2021 would determine whether they would continue to rent or sell. Waiting for another year to sell during COVID could have been a good thing, or it could have been really bad. You never know. Sometimes I wish we had a crystal ball in our business. Well, in this case, the demand for homes during the pandemic was ever-so-great and prices increased like crazy, so they decided to sell in early Summer this year, and in doing so, they actually made around $70,000 more than they might have made had we listed back in June 2020. 
James and his wife flew back home at the end of June 2021, and we had approx two weeks to help him get his home prepped, staged, and ready to hit the market. It was a tight deadline, and they had relatives living at the property who were also planning on moving out-of-state, so all of their stuff was stored at the house, and the home needed a little love before it was to be listed. 
We did pre-listing inspections prior to their arrival in late June and scheduled repairs to be completed up-front because he was going to fly back out of the country and would not be returning. We got their home into contract at $482,000 with multiple offers, and had them sign all of their seller escrow docs ahead of time within a few days of acceptance. We then had escrow set up a special power of attorney for any other documents that needed to be notarized, and they went on their way to Thailand. When the sale was recorded, we had a celebratory call. It was Tuesday at 4 p.m. here and Wednesday at 6:00 a.m. in Thailand. Cheers to the Richmonds! 
Was this easy? On the outside it might appear so, but there were a lot of moving parts, people, and emotions. Had they tried to do this all by themselves or not plan ahead with us, it could have been extremely stressful, and the short time frames needed may not have been met.
